CRE Solution-Oriented
Despite all of the reports and blogs that hint on a Commercial Real Estate “Apocalypse,” there are opportunities to be made in the market. The only problem is that sometimes we get reading and getting caught up in the news and hype that we forget to look.
The down markets are a problem. Writing about the problem helps, because it informs the public of the problem. Writing about what is written about the problem kind of helps, because it widens the discourse about the problem.
A step beyond that is usually just complaining, hidden amongst charts and graphs.
How do we get out of a problem? We create a solution. Private money is looking like a pivotal solution for CRE borrowers finding themselves in a crunch when it comes time for their current loans to mature. While smaller financial institutions may not have the risk appetite nor the underwriting leeway to create a suitable deal, private money has the flexibility to step in.
We have to keep looking if we want to find a way out of the darkness.

“Closed Fist, Open Hand”
While tough loan standards begin to give way for residential applicants, commercial loans through commercial banks still hold strong to tighter policies.
According to the Huffington Post, commercials banks aren’t ready to “ease the tough loan standards put in place during the financial crisis.” There is a specific emphasis on these stricter standards on commercial lending.
Further into the article, the author states that banks anticipate “further erosion in the value of commercial real estate loans” in 2010.

While the commercial banks may turn away borrowers looking for commercial loan products, this may not exactly stop a private money lender like us. Private money firms specialize in alternative financing with lending solutions that can fit the needs of a borrower whom cannot find what they need in the traditional way.
